There are a number of ways to find out how much your property may be valued at.

Rather than approximating a guess it is always best to have an idea of you properties valuation before speaking to companies like ourselves. This can be simple and straight-forward.

  • There are a number of websites which you can access – the most common being www.nethouseprices.com. Once you have input your postcode and chosen your street a list of the houses which have sold in the last few years will be displayed. This gives you an insight into the property market in your area.
  • You can also access this data through a similar website www.email4property.co.uk, following similar steps as above you will again be able to access sold house price information from your street.
  • The best way to achieve a correct valuation for your property is to speak to a number of your local estate agents and arrange for a valuation to be carried out. Estate agent valuations are usually free of charge and provide a good insight into what they believe the market value should be. It is also important to ask an estate agent what they believe would be a suitable price for a quick sale. That gives you an idea about how responsive the market is.

We always highlight the fact that an Estate Agents valuation is not necessarily the same as that carried out by an Independent Chartered Surveyor. A Chartered Surveyor’s valuation is typically more accurate than those carried out by an Estate Agent.
